License Agreement:
Blue Stone Home Plans, as a wholly owned subsidiary of Bluestone Design Group, LLC offers the purchaser the right to construct ONE structure from these plans. For the construction of multiple residences, please contact us. Blue Stone Design Group, LLC reserves all rights not expressly granted to Licensee.

Copies of Plans:
In order to save on shipping costs, and thinking about the environment, we will provide you with one copy of the plans. Your license agreement allows you to copy additional sets as needed for your project as a convenience to you.

Copyright:

Our drawings are protected under the terms of the United States Copyright Law including all original designs, modifications you make, and derivatives thereof. The Licensee is granted the right to make copies as needed for the construction of one (1) structure per plan purchase. Any other copying is unauthorized. Blue Stone Design Group retains ownership of the construction documents and all subsequent copies of the works regardless of the form of the original and other copies. This is not a sale of the original documents.

Return Policy:
Our plans are sold "as is" and all sales are final. Due to the copyright-sensitive nature of house plans, there are no returns or exchanges under any circumstances. Please, make sure a plan you are purchasing fits your needs. We will be happy to answer any questions you may have.

Limits of Liability:

Since we cannot provide on-site consultation, supervision and control over actual construction, and because of great variance in local building requirements, building practices, and soil, seismic, weather and other conditions, WE CANNOT MAKE ANY WARRANTY, express or implied, with respect to the content or use of our plans.

Blue Stone Design Group, LLC is not liable for incidental, special, consequential, or indirect damages of any kind, including, but not limited to, loss of anticipated profits, business opportunity, or other economic loss arising out of the use of services or any construction plans received from Blue Stone Design Group, LLC even if Blue Stone Design Group, LLC has been advised of the possibility of such damage. It is the customer's responsibility to ensure the accuracy, compliance with applicable statute or regulation, and fitness of purpose of any plans or construction information received from Blue Stone Design Group, LLC prior to use thereof. In the event any liability is imposed on Blue Stone Design Group, LLC, the liability to the Owner or any third party shall not exceed the price paid for Blue Stone Design Group, LLC product.

Local Conditions:
Please note that in most areas of the country, these house plans will be everything you need to build, but not necessarily everything you need to obtain a building permit. Please check with your contractor or building department for additional requirements. Blue Stone Design Group, LLC highly recommends that you obtain a site specific geotechnical (soils) report, and have a foundation designed specifically for the conditions of your lot. Our plans only show the dimensions of the foundation, locations of windows, etc., but do not contain any actual foundation design.

In addition we require you to have a local architect or structural engineer review the plans, and size all structural framing members to meet your local code requirements and conditions. Some areas of North America have very strict engineering requirements. Examples of this would be earthquake-prone areas of California and the Pacific Coast, hurricane risk areas of the Florida, Gulf & Carolina Coasts. New York, New Jersey, Nevada, and parts of Illinois require review by a local professional as well. If you are building in these areas, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your building department. If you aren’t sure, building departments typically have a handout they will give you listing all of the items they require to submit for and obtain a building permit.

Professional Stamp:
Our plans do not have a professional stamp attached. If your building department requires one, they will only accept a stamp from a professional licensed in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamping.

Other Notes:
1) Before starting construction, it is the builder’s responsibility to check all dimensions and details, and verify conformance with governing code requirements for the geographic area in which the house is to be built. All structural, mechanical and electrical requirements shall also be reviewed before construction begins. Codes govern over drawings and dimensions govern over scale.

2) Blue Stone Design Group, LLC has not been engaged for construction supervision of any kind and assumes no responsibility to ensure that construction conforms to these plans, nor has any responsibility for construction means, methods, techniques, sequences, procedures or safety precautions in connection with the work.
